A growing sector in Yorkshire
Yorkshire has become a serious destination for hyperscale and edge data centre development. With Microsoft acquiring Skelton Grange and other major operators looking at sites along the M62, A1(M) and Tees Valley corridors, the volume of civils work needed in this sector over the next few years is significant.
Data centres are, in civils terms, very heavy commercial buildings with unusually demanding power, cooling and security requirements. The disciplines underneath — earthworks, foundations, slabs, drainage, access roads, security compounds and HV cable trenching — are squarely in our wheelhouse.
What we can deliver
We're well-placed to take on civils packages or sub-packages including:
- Bulk earthworks and ground preparation
- Reinforced concrete foundations and ground beams
- Heavy-duty slab construction
- HV cable trenching and ducting
- Substation pads, plinths and switchgear bases
- Generator pads and fuel bund civils
- External hardstandings, service yards and HGV access
- Security perimeter fencing and gatehouse civils
- Drainage, attenuation and SuDS
We don't deliver M&E, white space fit-out, or specialist commissioning. We do the building envelope's foundations, the external infrastructure and the site preparation that lets the specialist trades come in and do their work cleanly.
Why a local civils partner matters on these schemes
Data centre programmes are unforgiving. Slab pours, cable installations and energisation dates are often locked in months ahead, and any slip on the civils side has knock-on consequences across multiple specialist contractors.
Having a regional civils contractor with their own plant fleet and a 10-strong team means we can mobilise quickly, push multiple work fronts when the programme demands it, and keep our resource on your job rather than splitting it across the country. We're not going to win you a hyperscale package on our own — but as part of a delivery team, or on the smaller edge facilities and supporting infrastructure, we add real value.
Where we are
Honest position: we're a Yorkshire groundworks and civils contractor with a strong track record on warehouse and industrial schemes, and we see data centres as a natural extension of that experience. We haven't yet delivered a hyperscale data centre — most contractors in our region haven't. But the underlying civils work is the same set of disciplines we deliver every week.
