What we do on industrial sites
We've been delivering groundworks packages on warehouse and distribution developments across Yorkshire for years, and increasingly we're being asked to put the steel up as well. That combination — civils and steel under one contract — is unusual for a 10-strong outfit, and it's where we're best placed to add value to a programme.
A typical industrial project for us covers:
- Bulk earthworks, cut and fill, muck shift
- Foundation and ground beam construction
- Reinforced concrete slabs, including warehouse floor slabs and external service yards
- Underground drainage and SuDS attenuation
- Service ducting and incoming utilities trenching
- Steel frame erection
- External hardstandings, kerbing, line marking
- Perimeter fencing and gated access

Why work with us
Most of our competitors are one- to three-person operations. We're 10 strong with our own plant fleet, which means we mobilise quickly, we don't sub out our excavators, and we can push more than one face of work at once. On a logistics scheme that's the difference between hitting your steel delivery date and missing it.
We work directly for developers, main contractors and end-clients. We're comfortable as the principal contractor on smaller schemes and as a packaged sub on larger ones. Our paperwork is in order — public liability, employers liability, CIS registration, RAMS, the lot — and we'll send it across before you ask.
Sectors we work in
The pipeline of industrial development in Yorkshire is strong. We're particularly well-placed to serve schemes around the A1(M) corridor — Harrogate 47, Catterick 52, Junction 53 Scotch Corner — and across the wider York, Leeds and Doncaster logistics belt.
We've worked on projects for distribution warehouses, light manufacturing units, agricultural-industrial facilities, and steel-frame trade counter buildings. The civils profile is broadly similar across all of them: get the ground right, get the slab right, get the drainage right, and the rest follows.
How we work
Most jobs start with a site visit and a conversation. We'll walk the site with you, look at the access, the levels, the drainage, and tell you honestly what's straightforward and what isn't. If a topographical survey or ground investigation hasn't been done yet, we'll flag that early — there's nothing more expensive than finding out about contaminated ground halfway through a slab pour.
From there we'll cost the package on a fixed-price or schedule-of-rates basis depending on what suits you, and we'll programme the work in line with your steel delivery and follow-on trades. Once we're on site, we run a daily site diary, weekly progress photos, and you'll have a direct number for our site foreman.
